Uncapped Gas Line
The picture to the right is from an inspection I did a couple of months ago: The natural gas line is abandon behind an electric dryer. The danger is that the end is not capped and the valve could possibly leak as well as be accidentally turned on by a child. The fix to this issue is to simply cap and secure this pipe. This pipe could also just be removed or properly reconnected to a gas dryer. It is always recommended that a licensed plumber be called for gas line improvements.

Double Lugged Circuits
The picture to the right shows circuits that are doubled up. There should only be one wire connected to each circuit (fuse). Double lugged circuits can over heat and are a potential hazard. There were a total of five double taps in this panel. To make things worse the panel was full and is overloaded. The proper solution in this case would be to upgrade the panel and service. It was recommended that a licensed electrician be called for proper improvements and upgrades.

Cut A/C Condensate Line.
The picture to the right shows an air conditioner condensate line that has been cut, and a small section of tubing removed. (top of furnace to the right of the aluminum vent pipe). This has caused water to enter the top of the furnace and in turn has rusted out the heat exchanger. Recommendations were made to have the unit cleaned and serviced by a licensed heating/cooling contractor including a complete safety check or certification. It was also noted that due to the rust damage and heavy rust scale build-up at the bottom of the heat exchanger that the furnace was at the end of it's useful life.


Top Of Foundation Below Grade.
The picture to the right shows the top of the concrete block foundation is below grade and the exposed wood is buried below the soil. (The top of the foundation should be at least 6" above grade to prevent water penetration and rot to the structure). The top of this foundation was below grade for almost the entire front of the house including below the slab for the front stoop and the adjacent concrete walkway next to the house. (not pictured) This condition creates a more involved fix in that not only should the grading be improved but the steps and walkway will likely need to be redone as well. It was recommended that a licensed contractor be called for evaluation and improvements.
